Adani Properties Secures Two Major MHADA Redevelopment Projects

The Adarsh Nagar project in Worli spans 34.33 acres, while Bandra Reclamation covers 98.27 acres, together representing a combined redevelopment opportunity of 132.6 acres in two of Mumbai's most strategically positioned locations.
The Bid Process and Timeline
MHADA's Mumbai Board issued tenders on April 8, 2026, for the appointment of Construction and Development Agencies (C&DAs) across three major cluster projects. The last date for submission of bids was May 18, 2026, and following the technical evaluation of the bids, the financial bids were opened on May 27, 2026. Winners were declared on June 2, 2026.
The proposals for acceptance of the bids submitted by the highest bidders are proposed to be placed before the High-Powered Committee constituted for these projects, with the proposal for bid acceptance subsequently submitted to the Government for final approval.
Competitive Landscape
Lodha Developers and JSW Realty & Infrastructure had also bid for the Bandra and Adarsh Nagar projects, reflecting the scale of these opportunities and the interest of India's largest real estate developers.
Worli: South Mumbai's Premium Redevelopment Hub
Worli, located in central Mumbai, is an affluent neighborhood known for its iconic landmarks, upscale properties, and scenic waterfront. Originally a separate island, Worli is now connected to other parts of Mumbai and is bordered by Lower Parel and Mahalaxmi. The Bandra-Worli Sea Link, spanning the Arabian Sea, is a prominent feature of the area, enhancing connectivity with Bandra.
Worli enjoys excellent connectivity via various modes of transport, including road, rail, and upcoming metro lines. Worli metro station, serving the area on the Aqua Line 3 of Mumbai Metro, opened to the public on May 10, 2025. Lower Parel Railway Station on the Western Line and Currey Road Station on the Central Line serve the area, both accessible in 30 minutes.
Bandra Reclamation: Waterfront Gateway to Growth
Bandra is one of Mumbai's most sought-after locations, often referred to as the "Queen of Suburbs." Its proximity to key business districts like the Bandra-Kurla Complex (BKC) and seamless connectivity to South Mumbai, the Western Suburbs, and the Mumbai International Airport makes it a prime hub for both residential and commercial developments.
The precinct is supported by over INR 2.6 lakh crore in transport investments, including the Coastal Road, Sea Link extensions, and Metro corridors, positioning Bandra Reclamation as a strategic location for large-scale redevelopment.
Adani Realty's Expansion in Mumbai
Adani Realty has more than a dozen projects underway across Mumbai. The firm is both snapping up distressed construction companies at bargain prices and aggressively bidding on government redevelopment projects. Adani Properties clinching the pole position for both the Bandra Reclamation (98.27 acres) and Adarsh Nagar in Worli (34.33 acres) underscores the conglomerate's aggressive expansion strategy in urban renewal. Having already secured the monumental Dharavi Redevelopment project, these new wins position Adani as the dominant force shaping the luxury and commercial skyline of South and West Mumbai.
Redevelopment Framework and Resident Benefits
The three areas will be redeveloped under the Construction & Development Agency model. Eligible residents will get transit rent during redevelopment along with a maintenance corpus fund.
