Adani Realty's presence in Goregaon West is built around one of Mumbai's largest public housing redevelopments in decades. The Adani Group secured the redevelopment rights for the Motilal Nagar colonies in Goregaon West, a ₹36,000 crore project covering 142 acres, undertaken in partnership with the Maharashtra Housing and Area Development Authority. The company won the project after outbidding L&T Realty. The agreement appointing Adani Group as the Construction and Development agency for Motilal Nagar 1, 2 and 3 was formally signed at MHADA headquarters on 7 July 2025, in the presence of MHADA Vice President and CEO Sanjeev Jaiswal and Adani Properties Director Pranav Adani.
The scale of the mandate is substantial. The redevelopment will feature 3,372 residential apartments under MHADA, along with 328 commercial units of office and retail space, and provides 1,600 tenements for slum rehabilitation. The project includes the rehabilitation of over 5,300 existing families, helping uplift living standards while fostering inclusive built-up growth. Construction of the rehabilitation component is expected to begin this year.
Beyond Motilal Nagar, Adani Realty is developing a distinct residential project in the same locality. This first project is a cluster redevelopment in Goregaon West, where the developer plans to launch the initial 5-6 acres with around 1,300-1,400 homes. Most units will be two- and three-bedroom apartments priced at ₹34,000-35,000 per sq ft. The project is currently in the final stages of approvals, with some site-level work having already begun. This positions Adani Realty with two concurrent tracks in Goregaon West: a government-mandated slum and cluster rehabilitation at Motilal Nagar, and a market-facing premium residential launch nearby.
Goregaon West is one node in a broader Mumbai push by the developer. The Motilal Nagar project marks the conglomerate's third major real estate undertaking in the city, following the high-profile Dharavi redevelopment and its land acquisition at Bandra Reclamation. Adani won the Dharavi redevelopment with a bid of ₹50.7 billion in late 2022. At Bandra Reclamation, separately, the developer's ultra-luxury project will cater to a much smaller segment of the market, with its first phase planned across five acres including around 140 homes of approximately 5,000 sq ft each, priced at around ₹1.2 lakh per sq ft and offered through an invitation-only sales process. Commenting on the city's role in the company's plans, Adani Realty managing director Pranav Adani has said Mumbai holds a pivotal place in the company's growth strategy, both as a real estate market and as a city of global significance. Adani Properties, operating under the Adani Realty brand, has identified Mumbai as a key market for premium and luxury residential launches.
This expansion has also shown up in industry rankings. The company added ₹38,000 crore to its valuation during the year, reaching ₹90,400 crore, according to the 2026 Grohe-Hurun India Real Estate 150.
Goregaon West sits on Mumbai's western suburban spine. It is located near the Western Express Highway, surrounded by Malad West, Oshiwara, and Goregaon East. Connectivity runs via the Bangur Nagar Metro Station on Line 2A and the Goregaon Railway Station, with major routes like Link Road and SV Road connecting residents to BKC and the airport within 30 to 45 minutes. The Goregaon West metro station itself, on the same corridor, opened on 19 January 2023 as part of Line 2A running between Dahisar and Andheri West. Retail and commercial anchors reinforce the address: landmarks like Bangur Nagar, Oberoi Mall, and Vibgyor High School sit alongside proximity to the NESCO IT Park.
Longer-term connectivity is set to improve further. The Goregaon-Mulund Link Road, a 12.20 kilometre corridor, is expected to reduce travel time between Goregaon and Mulund from nearly 90 minutes to around 20 minutes, connecting the Western Express Highway at Goregaon to the Eastern Express Highway at Mulund. The entire corridor is slated for completion by December 2028.
Goregaon West has posted steady appreciation over recent years. Registered flat prices in Goregaon West rose from an indicative ₹18,000-19,000 per sq ft trough in 2020 to roughly ₹24,600-26,000 per sq ft by 2026, about 25% over five years. Advertised asking rates now sit near ₹32,000-33,000 per sq ft, leaving a 23-25% gap to actual transacted values. Within this range, Adani Realty's planned cluster project pricing of ₹34,000-35,000 per sq ft positions it toward the upper end of the locality's premium bracket, alongside established addresses in Oshiwara and Bangur Nagar.
Everyday convenience is well established in the micro-market. Families are drawn to the area for schools like Oberoi International and Ryan International, hospitals such as Kokilaben and Hiranandani, and shopping destinations including Oberoi Mall, Inorbit, and local markets. Easy access to Mindspace Malad, NESCO IT Park, and BKC ensures continued housing demand from working professionals. For a buyer evaluating Adani Realty's Goregaon West projects, this existing social and commercial infrastructure sits alongside the transformation already under way at Motilal Nagar, where a 142-acre stretch of ageing MHADA colonies is being rebuilt into modern residential and commercial space under the developer's mandate.
