Adani Realty plans 1,000-acre township near Navi Mumbai airport

Published

Adani Realty is preparing what it describes as its largest real estate venture so far, a township spread across about 1,000 acres near the Navi Mumbai International Airport. The project is working under the name Adani Panvel. Developer-linked material places the township at Forest Colony in Panvel, while the airport itself sits in Ulwe, so the site lies in the growing belt that connects the two localities. The investment is estimated by the developer at more than Rs 10,000 crore.

For buyers, the plan signals a large, phased residential project modelled on Shantigram, the developer's township in Ahmedabad. The development is expected to be built over roughly a decade and will combine apartments, villas and residential plots. Groundwork has already begun, a sales office is in place, and regulatory approvals for construction are being fast-tracked. The project is at the upcoming stage, and buyers interested in the Adani Navi Mumbai Ulwe listing can follow its progress as launch details are confirmed.

Project details buyers should know

The township is planned as a mix of housing types. Two and three bedroom apartments, villas and residential plots form the core offering, and the product mix for the first phase is still being finalised. Planned counts reported for the township include more than 4,000 apartments, over 300 villas and more than 500 plots. Around 80 per cent of the land is designated as open space.

  • Configurations: 2 BHK and 3 BHK apartments, villas and residential plots
  • Planned apartments: 4,000+
  • Planned villas: 300+
  • Planned plots: 500+
  • Open space: about 80 per cent of the township
  • Price: available on request

The amenity plan covers a clubhouse, swimming pool, gym, landscaped greenery, a jogging track, a kids' park, a gaming zone and a separate zone for elderly residents. The township will be a gated community with 24-hour security, and rainwater harvesting is part of its water conservation approach.

Location and connectivity

The site's main air link is the Navi Mumbai International Airport, inaugurated on 8 October 2025 by Prime Minister Narendra Modi, with commercial operations beginning on 25 December 2025. The airport has a single 3,700-metre runway and a first-phase capacity of 20 million passengers a year. It is reached by the Mumbai-Pune Expressway, the Sion-Panvel Highway and Palm Beach Road.

Rail access comes through the Uran line stations at Ulwe and Kharkopar, and the Harbour line stations at Panvel and Belapur CBD, with Panvel serving as the main junction. Navi Mumbai Metro Line 1 has run its Phase I stretch between CBD Belapur and Pendhar, with 11 stations, since 17 November 2023. The approved Phase II extension from Pendhar to the airport and the proposed Metro Line 8 running to Ulwe would add further links once they open. The Atal Setu sea bridge, opened on 12 January 2024, connects Sewri with Chirle in Nhava Sheva and shortens road travel from south Mumbai.

The Ulwe Coastal Road, a six-lane elevated CIDCO corridor, is around 60 per cent complete and links Jawaharlal Nehru Port, the Navi Mumbai SEZ and Amra Marg. A new expressway access road is planned to connect the township to the wider network.

Local pricing gives some context. Ulwe's average rate was about Rs 15,450 per sq ft in August 2026, up 6.2 per cent over the year, with Sector 10B recording the highest rate at Rs 23,350 per sq ft. Panvel's average for flats stood near Rs 13,750 per sq ft in the April to June 2026 period. Nearby developer projects in Panvel include Godrej Green Terraces, priced between Rs 65 lakh and Rs 1.84 crore, and Embassy Park, where 2 BHK units are listed at Rs 1.45 crore.

About the developer

Adani Realty, the real estate arm of the Adani Group, began its operations around 2010. Its portfolio spans 55 residential and commercial projects, 11 of them in Mumbai. The company reports more than 31 million sq ft delivered and over 108 million sq ft under development across Ahmedabad, Mumbai, Pune and Gurugram. Its flagship Shantigram township in Ahmedabad covers 600 acres, and the group has delivered Oyster Grande in Gurugram and Western Heights in Andheri. In Navi Mumbai, the company launched 9 PBR, a premium high-rise in Nerul, where 3 BHK apartments are listed between Rs 4.76 crore and Rs 9 crore.

What comes next

The next milestones are the formal launch of the township, approval for construction and the start of phased delivery over about a decade. The arrival of the airport's metro link and the completion of the Ulwe Coastal Road will shape access to the site as those projects advance.
