Adani Realty Enters Worli's Adarsh Nagar Redevelopment With Mixed-Use Plan
Published
Adani Realty has opened pre-launch enquiries for Adani Adarsh Nagar Worli Redevelopment, a large cluster redevelopment on the Adarsh Nagar colony in Worli, Mumbai. The project is being pursued under a Maharashtra government cluster policy for MHADA layouts, and Adani Properties, operating under the Adani Realty brand, is the highest bidder for the site. The final award is still subject to approval from a high-powered committee and the state government.
The scheme covers a 34.33-acre cluster in Adarsh Nagar, a single plot planned to hold residential apartments alongside office spaces and retail shops. Registrations of interest are now open through the developer's channel partners, and buyers who want to follow the project can already track its progress through the official microsite at Adani Adarsh Nagar Worli Redevelopment.
Key details of the pre-launch
Pricing has not been announced and will be shared on request. Configurations, unit sizes and the final unit mix are expected to be declared as the launch progresses, so the current offering is best understood as a pre-launch window for early enquiries rather than a fixed price list. The project will combine three product types on one plot.
- Residential apartments for owner-occupiers and investors
- Office spaces for businesses seeking a Worli address
- Retail shops serving the surrounding community
Amenities being promoted for the development include a clubhouse, swimming pool, gymnasium, children's play area and a jogging track. On the construction side, the project is described as using a strong RCC structure, neat electrical wiring and planned plumbing systems, with power backup for essential common area services. Rainwater harvesting is planned for water conservation, alongside an organised waste management system.
Channel partner listings give a target of December 2029 for completion of the first phase. That date should be read as the developer's indicated timeline at this stage rather than a firm possession commitment.
Redevelopment model and resident support
The redevelopment will be carried out through the Construction and Development Agency model. Eligible existing residents of the colony will receive transit rent during the redevelopment period, along with a corpus fund to meet maintenance expenses. For a buyer, this kind of structure matters because it ties the project to the wider rehabilitation of an established community rather than a standalone tower.
Location and connectivity
Adarsh Nagar sits in Worli, a central Mumbai neighbourhood with direct road access to the Bandra-Worli Sea Link. The project is linked by road to Lower Parel and the Bandra Kurla Complex, two of the city's main commercial districts. Worli Sea Face, Worli Fort and the Haji Ali Dargah are all within a short distance, giving the area a strong sea-facing identity.
Healthcare facilities in and around Adarsh Nagar include Worli Hospital for Women, a BMC hospital and Varad Medical Centre. Recent property data puts the Worli locality average at around ₹74,050 per square foot, with rental yields in the area reported at about 3.89 percent. A comparable residential filing on Adarsh Nagar, New Prabhadevi Road, lists a 27-floor tower with 33 units and a proposed possession date of December 2027.
About Adani Realty
Adani Realty is the real estate arm of the Adani group and has built a footprint across Mumbai's western suburbs. Its projects in Bandra East and Andheri West, including Ten BKC, Western Heights and Linkbay Residences, give the brand a presence in several of the city's established residential and commercial corridors. The Adarsh Nagar cluster extends that presence into Worli, one of the most closely watched micro-markets in south-central Mumbai.
What comes next
The bids were invited on 8 April 2026, submissions closed on 18 May 2026 and financial bids were opened on 27 May 2026. The bids will go before the high-powered committee, which has been constituted to oversee the cluster and is chaired by the Additional Chief Secretary of the Housing Department. Following the committee's approval, the proposals will be forwarded to the Maharashtra government for final clearance. The Bombay High Court had earlier upheld the state's cluster redevelopment policy for Adarsh Nagar, Worli and Bandra Reclamation, which supports the project's progress toward the next stage.
Buyers considering the project can expect pricing, configurations and unit sizes to be shared as the launch develops, along with further detail on approvals as the final award is confirmed.
