Adani Group Advances $11 Billion North Mumbai Redevelopment
The Adani Group could invest as much as $11 billion to build homes and offices in North Mumbai, as the ports-to-power conglomerate expands its real estate footprint in India's financial capital. The 143-acre Motilal Nagar project in Goregaon has been won by Adani following their secured redevelopment of Dharavi (625 acres) and Bandra Reclamation (24 acres).
Project Scope and Structure
The Maharashtra Housing and Area Development Authority (MHADA) released the master plan on April 17, 2026, with Adani Realty emerging as the successful bidder and executing the project under the construction and development agency model. The 143-acre project located in the Goregaon suburb will entail building homes for thousands of existing residents and businesses, with Adani Realty also building affordable housing units and public infrastructure such as roads, water and electricity lines.
Families currently living in homes of around 230 sq ft are expected to be rehoused in units measuring approximately 1,600 sq ft. The Motilal Nagar Redevelopment Project is expected to generate around 28 lakh square metres of built-up area.
Investment Scale and Timeline
The Adani Group is expected to invest as much as Rs 1 lakh crore, with the investment likely to reach up to Rs 1 lakh crore under both rehabilitation and free-sale segments, with the rehabilitation phase anticipated to be finished within seven years.
In addition to housing, the project will include sports facilities, socio-cultural centres and modern business hubs. The finished township is expected to feature multi-level parking, solar energy utilisation, and smart security systems.
Location and Infrastructure Access
Goregaon is a suburb of Mumbai in the Mumbai Suburban district with a railway station on the Mumbai Suburban Railway on the Western Line. An extension of the Harbour Line was completed in 2018, due to which it has regular trains to Chhatrapati Shivaji Maharaj Terminus (CSMT). Goregaon (East) is an elevated metro station on the North-South corridor of the Red Line 7 of Mumbai Metro, inaugurated on 20 January 2023 by Prime Minister Narendra Modi.
The Goregaon-Mulund Link Road (GMLR) is a 12-kilometer-long road infrastructure development project and one of the biggest transportation corridors in the city, providing a link between the western and eastern suburbs of Mumbai. The Chhatrapati Shivaji Maharaj International Airport is located just around 9 km away.
Adani Realty's Broader Mumbai Footprint
Adani Realty has more than a dozen projects underway across Mumbai, and since 2010 has expanded its footprint across major tech and finance hubs in India, from a country club and township in Ahmedabad to luxury towers in Mumbai. In the last two years, Adani Realty has secured major government projects in Mumbai, including a $4.1 billion housing development in the north of the city and a $3 billion residential and commercial complex overlooking the Arabian Sea in the upmarket suburb of Bandra West.
Adani Realty is now one of the country's largest property players and is worth about $1.5 billion, according to the Bloomberg Billionaires Index.
Project Context
The project, which has been stalled for nearly two decades, aims to transform the 1960s-era colony into a modern township. The Adani Group emerged as the successful bidder for the 143-acre Motilal Nagar redevelopment project in Goregaon, estimated to be among Maharashtra Housing and Area Development Authority's (MHADA's) largest-ever housing rehabilitation schemes.
