Adani Enterprises forms three airport city subsidiaries for real estate and hotel projects
Strategic Expansion into Airport-Linked Real Estate
Adani Enterprises Limited announced the incorporation of three wholly-owned subsidiaries under its step-down unit, Adani Airport City Limited, named Adani Navi Mumbai Airport City Limited, Adani Guwahati Airport City Limited, and Adani Ahmedabad Airport City Limited, which will focus on hotel and real estate development as part of the airport city expansion strategy. The three companies were incorporated on April 6, 2026.
Business Focus and Structure
The new entities will undertake real estate activities including construction, along with hotels featuring integrated restaurants, banquets and business centres. Each subsidiary has been incorporated with a paid-up capital of ₹10 lakh and is fully owned by Adani Airport City Limited.
The three entities are designated for development around three key aviation hubs: Adani Airport Holdings manages airports in Ahmedabad, Lucknow, Mangaluru, Jaipur, Guwahati, and Thiruvananthapuram, and holds a 73% stake in Mumbai International Airport Limited which owns 74% of Navi Mumbai International Airport Limited.
Airport City Development Strategy
The expansion plan supports the upcoming IPO of its airport unit and focuses on expansion of existing high-traffic airports including Ahmedabad, Jaipur, Thiruvananthapuram, Lucknow, and Guwahati, and recently opened the Navi Mumbai airport with capacity to initially handle 20 million passengers.
The group's overall airport capacity is being targeted to be raised by over 60 per cent, positioning to manage rising air travel demand, which is projected to surpass 300 million passengers in India by 2030. The Adani Group has announced a $15 billion expansion plan for its Indian airport portfolio by 2030, with strategy aimed at increasing capacity to 200 million annual passengers and focusing on expanding existing high-traffic airports such as Ahmedabad, Jaipur, Thiruvananthapuram, Lucknow, and Guwahati.
Adani's Real Estate Footprint
Adani Realty entered the real estate space about 15 years ago, initially part of Adani Enterprises Ltd, with the realty business now operating under the Adani Realty brand via Adani Properties. Adani Realty has developed a robust portfolio exceeding 200 million square feet, of which 130 million square feet is reserved for future developments.
