A Major Cluster Redevelopment in South Mumbai
Adani Properties has emerged as the highest bidder for the Adarsh Nagar–Worli project. The site spans 34.33 acres in Worli, a locality within South Mumbai, and is undertaken by the Mumbai Housing and Area Development Board of the Maharashtra Housing and Area Development Authority (MHADA).
The redevelopment will proceed under the Construction & Development Agency model, which allows large-area redevelopment instead of single-building interventions, enabling planners to improve roads, drainage systems, utility services, and public infrastructure more effectively.
Project Scope and Land Holding
Adani Properties' bid success encompasses not only this site but represents a significant commitment to central Mumbai. The developer has also emerged as the highest bidder for the Bandra Reclamation project. Together, Adani Properties secured approximately 132.60 acres — 64 percent of the entire land on offer across the three-cluster redevelopment initiative.
MHADA's Mumbai Board issued tenders on April 8, 2026, with the last submission date on May 18, 2026. The proposals were set to be placed before a High-Powered Committee, with final approval from the state government to follow.
Location and Connectivity
Worli is a part of South Mumbai extending from Haji Ali to Prabhadevi. Adarsh Nagar is situated in the southern part of Mumbai South with pincode 400030, near Worli, Hanuman Nagar and Prabhadevi.
The location offers strong existing transit links. Residents can access nearby railway stations including Lower Parel, Dadar, Mahalaxmi, and Prabhadevi, supporting convenient daily commuting. Worli metro station on the Aqua Line opened to the public on May 10, 2025, providing enhanced connectivity. Mumbai International Airport is easily accessible through established road networks.
Development Model and Residential Rehabilitation
Eligible residents will receive transit rent during redevelopment along with a maintenance corpus fund. The redevelopment aims to upgrade old housing structures into modern residential towers with improved infrastructure, better planning and enhanced lifestyle amenities, supporting thousands of families through organized rehabilitation and long-term urban development.
The project will create a modern environment spread across 34.33 acres with residential apartments, commercial developments, and retail spaces. Unit types and sizes are yet to be announced, though buyers can expect thoughtfully planned residences with practical layouts.
